{"id":51362,"date":"2026-04-15T11:13:37","date_gmt":"2026-04-15T11:13:37","guid":{"rendered":"https:\/\/foreignnewstoday.com\/?p=51362"},"modified":"2026-04-15T11:13:37","modified_gmt":"2026-04-15T11:13:37","slug":"soaring-rents-and-a-four-hour-commute-the-misery-of-the-lagos-housing-crisis-cities-and-development","status":"publish","type":"post","link":"https:\/\/foreignnewstoday.com\/?p=51362","title":{"rendered":"Soaring rents and a four-hour commute: the misery of the Lagos housing crisis | Cities and development"},"content":{"rendered":"<p><br \/>\n<\/p>\n<div>\n<p class=\"dcr-130mj7b\">Every weekday before dawn, Oluwatobi Ogundipe leaves his small flat in Sango Ota, an industrial town in Ogun state, for a four hour commute to the glass towers of Lagos Island.<\/p>\n<p class=\"dcr-130mj7b\">Despite working in one of Nigeria\u2019s growing technology sectors, the 32-year-old product manager cannot afford to live any closer to his office.<\/p>\n<p class=\"dcr-130mj7b\">\u201cIn 2023, I found a self-contained room on Lagos Island, close to my office, with its own toilet and kitchen, renting for \u20a6900,000 [\u00a3490] a year. After agency and agreement fees were added, the cost nearly doubled. I simply couldn\u2019t afford it,\u201d he says. \u201cAfter exploring other options, I eventually decided to move to Sango Ota, where rent is cheaper.\u201d<\/p>\n<p class=\"dcr-130mj7b\">Across the sprawling metropolis, stories such as Ogundipe\u2019s are common. Lagos is one of the African continent\u2019s most powerful financial, cultural and entertainment centres. Its energy and vibrant nightlife earned it a reputation as a city that never sleeps. Chaotic yet magnetic, it is Africa\u2019s most populous city after Cairo, with an estimated <a href=\"https:\/\/lagosstate.gov.ng\/\" data-link-name=\"in body link\">22 million<\/a> people, according to the state government. But the same dynamism powering its growth is also driving its housing market to breaking point.<\/p>\n<p class=\"dcr-130mj7b\">Obafemi Hamzat, the state\u2019s deputy governor, says Lagos faces <a href=\"https:\/\/dailytrust.com\/6000-people-enter-lagos-daily-but-only-3000-leave-deputy-gov\/#google_vignette\" data-link-name=\"in body link\">persistent migration pressure<\/a>, with about 6,000 new inhabitants arriving, and 3,000 leaving, each day. It brings extraordinary pressure on housing.<\/p>\n<p class=\"dcr-130mj7b\">Rents across Lagos have surged far beyond wage growth. On the mainland, flats rented for about \u20a6500,000 two years ago now cost up to \u20a62.5m a year. On the island, tenants say rents have tripled. The civil servant had to move further out after his rent increased from \u20a6300,000 to \u20a6500,000.<\/span> Photograph: Valentine Benjamin<\/figcaption><\/figure>\n<p class=\"dcr-130mj7b\">For Ogundipe and others like him, this means a daily struggle between affordability and basic survival. \u201cYou sit in traffic for four to five hours, and before you realise, your legs start to numb. Sitting that long without stretching or crossing my legs eventually became a survival skill for me,\u201d he says. \u201cSometimes when I get off the bus, I feel like I can barely feel my legs.\u201d<\/p>\n<p class=\"dcr-130mj7b\">Ayodeji Monsuru, a civil servant and father of two, faces a similar challenge. He works in Maryland in the central part of the mainland but lives in Ijaiye, one of the city\u2019s outermost districts. Each morning, he wakes before sunrise for a commute that often exceeds two hours.<\/p>\n<p class=\"dcr-130mj7b\">\u201cI left New Oko Oba [in the north of Lagos city] two years ago because I couldn\u2019t afford the rent increase from \u20a6300,000 to \u20a6500,000,\u201d he says. \u201cGoing from house to house, it felt as if every landlord in Lagos had agreed in one meeting to raise their rents all at once.\u201d<\/p>\n<p class=\"dcr-130mj7b\">Monsuru earns about \u20a6240,000 a month but spends \u20a63,500 weekly on transport to work. Rising housing costs, he says, are pushing professionals out of the city centre, and if the trend continues he may leave altogether.<\/p>\n<p class=\"dcr-130mj7b\">\u201cSometimes I wonder if working in the city is even worth it,\u201d he says.<\/p>\n<p class=\"dcr-130mj7b\">Urban management experts say these struggles are symptoms of a broader structural crisis.<\/p>\n<p class=\"dcr-130mj7b\">Prof Taibat Lawanson, a professor of urban management and governance at the University of Lagos, says Lagos has a housing shortage of more than 3.4 million units. \u201cThe city\u2019s population is growing faster than its housing supply, pushing many people to relocate to cheaper areas, often by sharing flats or using other informal living arrangements,\u201d she says.<\/p>\n<p class=\"dcr-130mj7b\">\u201cWe\u2019ve seen various itinerant practices: some people sleep in their offices, while others spend weekdays in Lagos and commute to families outside the city on weekends.\u201d<\/p>\n<figure id=\"1999c49f-7053-4952-a088-148df8ff473f\" data-spacefinder-role=\"immersive\" data-spacefinder-type=\"model.dotcomrendering.pageElements.ImageBlockElement\" class=\"dcr-imskkt\"><figcaption data-spacefinder-role=\"inline\" class=\"dcr-1tdqfl9\"><span class=\"dcr-19ds8t4\"><svg width=\"18\" height=\"13\" viewbox=\"0 0 18 13\"><path d=\"M18 3.5v8l-1.5 1.5h-15l-1.5-1.5v-8l1.5-1.5h3.5l2-2h4l2 2h3.5l1.5 1.5zm-9 7.5c1.9 0 3.5-1.6 3.5-3.5s-1.6-3.5-3.5-3.5-3.5 1.6-3.5 3.5 1.6 3.5 3.5 3.5z\"\/><\/svg><\/span><span class=\"dcr-1qvd3m6\">Lagos Island, where high rents make accommodation unaffordable for many. <\/span> Photograph: Amazing Aerial\/Alamy<\/figcaption><\/figure>\n<p class=\"dcr-130mj7b\">But supply shortages tell only half the story.
